Development Opportunities

In Fox Lake, the Tax Increment Financing Districts encompass the majority of the commercial corridors in the community. TIF Districts provide a governmental incentive to private developers or companies to stimulate new investment and job creation and retention. Fox Lake has five TIF Districts: The Lakefront, Route 12, Route 12 South, Route 12 North, and the Mineola.

Lakefront TIF District

The Project Area generally consists of the marina property and adjacent associated commercial properties on IL Route 12, and consists of eight (8) parcels totaling approximately thirty (40) acres.

Marina focused, this location is right off the main corridor of Fox Lake. As you pass over the bridge, you are welcomed by the Village’s newest park with amenities such as the only public beach, splash pad, amphitheater, park, pickleball courts, restrooms and more.

Route 12 South TIF District

The market area boasts big box commercial retailers with room to grow.

Route 12 North TIF District

Includes several properties on Route 12 ready for redevelopment. Average daily traffic is approximately 21,000.

Route 12 TIF District

 

Through the heart of Fox Lake, this location includes two properties spanning over 21 acres with waterfront access and views. Currently zoned in our B-4 Resort Business District

Mineola TIF District

In the Summer of 2024, the Village completed a $12.5M public park in this TIF district. It’s location is home to the former Mineola Hotel, a staple in the history of the Village of Fox Lake, but ready for revitalization.
